Living, working, and shopping in Quartier 5

At the edge of the Jugendstilpark in Haar, in the area known as Q5, a new communal hub is taking shape at the corner of Vockestraße and Leibstraße. Oberbayerische Heimstätte (OH) is building the development with the municipality of Haar, the district of Oberbayern, and ALDI SÜD, with completion planned for late 2025. OH is building 45 apartments on 8,930 square metres of land, price and occupancy controlled under the site's urban development agreement so that they go first to Haar residents. The district of Oberbayern will be the first tenant of the office space, and ALDI SÜD has partnered with OH on the retail side, including the needs-based letting of the shop units. At the municipality's request, the development also includes a dining space with an outdoor terrace meant as a meeting point for the neighbourhood.

District president Josef Mederer, Haar's mayor Dr Andreas Bukowski, Justus Rehn of ALDI SÜD, and OH managing director Michael Zaigler marked the official start of construction with a symbolic groundbreaking on 28 September, joined by architects from bzb and the leadership of general contractor Guggenberger.

OH is a not-for-profit housing company owned by the district of Oberbayern. It acquired around ten hectares of land in the Jugendstilpark from the district in 2010 through a tender process. Alongside its development in Haar-Eglfing, the Jugendstilpark is OH's second major housing project in the town, and Quartier 5 largely completes it: the site has produced around 500 rental and owner-occupied apartments for roughly 1,000 people to date.

"The building we're starting today will bring badly needed affordable housing under the Haarer Modell," said mayor Dr Andreas Bukowski. "Our waiting list for municipal flats is long." Justus Rehn of ALDI SÜD said: "We're glad to help shape this part of town, with its strong transport links. Together with OH we're adding offices and retail alongside the housing. To make sure the future tenant mix fits its surroundings, we're working closely with the municipality and Haar's economic development office. We want our offer to add real value to Quartier 5."
