A new mixed-use quarter in Haar, built with Oberbayerische Heimstätte
The centrepiece of the Jugendstilpark
In Haar, on the eastern edge of Munich, ALDI SÜD and Oberbayerische Heimstätte are building Quartier 5, a mixed-use development bringing housing, retail, and office space to the site of the former Jugendstilpark psychiatric grounds.

Construction began in September 2023 on a four-storey building with underground parking, totalling around 9,000 square metres: roughly 4,000 square metres of office space, 2,000 square metres of retail, and 2,800 square metres of housing. Retail and dining space sit behind wide arcades at street level, with an ALDI SÜD store of around 1,100 square metres anchoring the ground floor alongside a further 860 square metres of shops and restaurants. Around 200 underground parking spaces and 56 ground-level spaces serve the development, which is due for completion in 2026.

Above the retail floors, 45 price-controlled rental apartments range from around 40 square metres for a one-room flat to 100 square metres for a four-room family home, with 15 units built barrier-free. The project traces back to a nine-year planning process, culminating in a unanimous vote by Haar's local council to approve Quartier 5.
